The Hyas Point project has been conceived and designed as a public-private partnership between developer RKm Development and the Port of Camas-Washougal. Situated on a 21-acre brownfield site on the Columbia River, the design followed from an extensive community engagement process. Phase 1 comprises a new mixed-use urban nucleus featuring apartment housing, leasable retail and office space, indoor and outdoor community amenity spaces, plazas and pedestrian-oriented passages and streets, in four mid-rise podium buildings. Phase 1 balances high quality materials appropriate to the high wind area and riverfront exposure with the relatively large burden of site infrastructure development necessary to set the stage for future phases. This presentation will chronicle the design process to date, focusing on community and stakeholder engagement processes, urban design and programming considerations, technical challenges presented by the site and architectural solutions from the macro to micro scale.
